Can Concrete Be Resurfaced?
Concrete can be resurfaced when the existing slab is stable and mostly sound. A basic overlay commonly falls around $3 to $7 per square foot, but it cannot correct active settlement, heaving, severe full-depth cracking, or a failing base.
When resurfacing is a reasonable option
Stable slab
Sections are not actively sinking, heaving, or rocking.
Surface deterioration
Wear, shallow scaling, discoloration, or small repaired defects are concentrated near the surface.
Manageable cracks
Cracks have been evaluated, repaired where appropriate, and are not evidence of continuing movement.
Compatible elevation
The overlay will not create problems at doors, drains, steps, garage thresholds, or adjoining surfaces.
When an overlay is the wrong fix
Do not treat resurfacing as structural repair. An overlay generally follows cracks and movement in the slab below, so covering an unstable surface can postpone the visible symptom without correcting it.
- Active settlement, frost heave, rocking slabs, or large elevation changes
- Widespread soft, delaminated, or deeply deteriorated concrete
- Recurring water, drainage, or moisture problems that remain unresolved
- Severe full-depth cracking or exposed, corroding reinforcement
- A failing base that needs excavation or reconstruction

Preparation determines whether the overlay has a sound surface
The contractor may need to remove coatings and weak concrete, repair defects, clean contamination, mechanically profile the surface, preserve or recreate joints, and follow the overlay manufacturer's moisture and application limits. Ask for those steps in writing because “clean and resurface” does not define a comparable scope.

- Cleaning, coating removal, grinding, profiling, and repair steps
- Named overlay system, thickness, color, texture, and slip resistance
- How cracks, control joints, expansion joints, edges, drains, and thresholds are handled
- Weather limitations, curing, sealing, and return-to-service time
- Appearance limitations, maintenance requirements, exclusions, and warranty
